PROPERTY WATCH: Regent’s Crescent, London’s only Grade 1 listed new build

ONE OF THE capital’s most illustrious and historically fascinating new addresses, Regent’s Crescent, has now been unveiled. Situated on the edge of Regent’s Park in Marylebone, the development by CIT comprises 67 Grade 1 listed apartments and nine garden villas set behind an elegant façade originally designed by John Nash in 1820.

This majestic building and the surrounding area of Regent Street and Regent’s Park were famously commissioned by the Prince Regent, later King George IV, to house his closest friends and family.

Award-winning architects PDP London are overseeing the exterior build and honouring Nash’s splendid example of Regency architecture and style. Residents are greeted by grand front doors featuring Regency-style fanlights, stone steps and traditional railings leading them into a double-height entrance lobby and onto an imperial staircase that sweeps down to the concierge desk and overlooks the private gardens. Other Regency-inspired features include the reintroduction of chimney stacks and the preservation of a celebrated eighteenth-century ice well discovered on site.

Millier are developing the project’s beautiful interiors, reinterpreting the building’s refined Regency grandeur to complement contemporary living and combine beautifully articulated spaces with discreet modern luxury. Materials such as herringbone timber flooring, a range of luxurious marble and ornate plaster mouldings feature throughout the property’s rooms that boast ceiling heights of up to 4.2 metres. Refined neutral palettes celebrate the building’s abundance of natural light with accents of burnished bronze throughout.

Its new incarnation, due to complete Q2 next year, will rectify wartime bomb damage to restore the truest version of Nash’s original vision alongside the exemplary modern design of the new high-specification residences and sophisticated communal areas. Regent’s Crescent also offers rare access to eight acres of exclusive private Park Crescent and Park Square resident’s gardens as well as one and a half acres of secluded private gardens to the rear of the property featuring lawns, mature trees and planted borders.
